The Champions corridor along FM 1960 in north-west Harris County is the oldest large concentration of suburban irrigation in this metro. Development around the Champions golf courses began in the 1960s and the surrounding Klein-area subdivisions filled in through the 1970s and 1980s. A great many of the systems here predate every design convention that the newer master-planned communities take for granted, and that is what makes this zone distinct.
An irrigation system installed in this area in 1978 was built before rain sensors were expected, before pressure-regulating head bodies existed in any common form, and before matched-precipitation nozzles were standard. Spray heads and gear rotors on one zone was ordinary practice. Rigid risers were the default. Backflow protection arrangements have changed considerably since.
None of that means the systems do not work — many of them water a lawn perfectly adequately. It means they over-apply, they distribute unevenly, and they were designed around a water price that no longer exists. The most valuable thing that can be done to a system of this vintage is usually not a repair at all: it is replacing the heads with pressure-regulating bodies and matched nozzles, keeping the buried pipe and the valves, and rewriting the schedule around what the new heads actually apply.
Forty-year-old buried PVC is generally sound. Forty-year-old solenoids, diaphragms, controllers, wire splices and brass are not, and on a system where nobody has done a comprehensive pass, faults arrive in clusters that look alarming and are usually just arithmetic. The pattern worth recognising: three or four apparently unrelated failures in one season on a system that had been trouble-free is a system whose components have all reached the same age, not a system that is finished.
Trees planted when these subdivisions were built are now fifty years old. Everything on the Memorial Villages page about shade zoning and root displacement applies here on a smaller scale, and there is an additional wrinkle particular to older stock: yards here have been substantially reworked over the decades. Beds have been added, moved and removed; patios extended; pools put in and occasionally filled in. The system underneath has been modified each time, usually by whoever was doing the other work.
What that produces is capped heads under patio slabs, valves under decking, zones that serve nothing, and wire splices in unmarked ground. Tracing it is a job in itself and it is the reason a first visit on an older Champions property is properly an audit rather than a repair.
Most of this corridor is unincorporated Harris County served by municipal utility districts, some of which date from the same era as the subdivisions. The district sets rates, drought stages and any backflow testing requirement, and the districts here vary considerably in how actively they enforce testing. As always, the bill names the authority.
Usually yes, and the reason is that the expensive part is the part that lasts. Buried PVC of that age is generally sound; what has aged out is heads, solenoids, controllers and brass, all of which are accessible. Replacing those on the existing pipe network costs a fraction of a new installation. Where that logic breaks down is a system with repeated failures through the pipe walls rather than at fittings, or one where the layout no longer matches the yard at all.
Almost certainly not, and this is worth pushing back on if it is suggested. Components installed together fail at similar ages, so a cluster of unrelated faults on a forty-year-old system is expected rather than terminal. The right response is a comprehensive pass on the accessible components rather than a rebuild.
It is the normal starting condition on properties of this age and it is solvable. Energising each station in turn and locating the valve it operates — with a valve locator where a box has been buried under later landscaping — produces a map. That map is worth more over the next decade than any single repair on it.
