If there is a single zone in this metro where irrigation is simply assumed to exist, it is here. Cinco Ranch, Grand Lakes, Seven Meadows, Firethorne, Cane Island and the rest of the Katy corridor were laid out as master-planned communities from the early 1990s onward, and in those developments the system went into the ground at the same time as the turf. Penetration is not high here; it is close to universal.
Two consequences follow, and they pull in opposite directions.
The first is scale. A Katy lot with a real back yard carries eight, ten or twelve zones — front turf, back turf, side runs, foundation beds, and often something feeding a strip along a reserve or a lake edge. More zones means more valves, more wire, more heads and more of everything that eventually fails. A twelve-zone system does not fail twelve times as often as a four-zone one, but it does present a far longer list at any given inspection.
The second is age. The oldest of these subdivisions are now thirty years old, and thirty years is past the design life of nearly every component in an irrigation system except the buried pipe. Original controllers from the 1990s are still on garage walls across Cinco Ranch, running programmes nobody has revisited, with rain sensors that stopped working a decade ago. That is not neglect — it is what happens when a system keeps producing water and nobody has any reason to look at it.
Katy’s master-planned communities run active deed restriction enforcement, and a maintained lawn is generally part of it. That changes the economics of a repair in a way that is easy to underestimate: a homeowner in a neighborhood with no covenant can let a zone stay dead through August and re-sod in the autumn. A homeowner here gets a letter. Repairs in this area get booked in July, not October, which is exactly when the trade is busiest.
Most of the Katy corridor is served by municipal utility districts rather than by a city utility, and there are a great many of them across Fort Bend, Harris and Waller counties. Each sets its own rates, its own drought contingency stages and its own position on backflow testing. Two houses in adjacent subdivisions can sit under different districts with different rules. The provider on the water bill is the authority, and it is worth identifying before a drought stage arrives rather than after a violation notice does.
One further local point worth knowing: parts of the Katy area sit within the Barker Reservoir flood pool, and ground that has been inundated behaves differently afterwards — saturated clay, settled trench lines and heads that have moved. Systems in those pockets tend to need re-grading rather than repair.
It depends entirely on the lot and the planting, and the useful check is not the number but whether each zone is internally consistent. The specific fault to look for on larger Katy systems is spray heads and gear rotors sharing one zone, which is common on systems that were extended after the original build. Their application rates are far apart, so any run time is wrong for one of them.
Almost always repairing, and this surprises people. The buried PVC — which is the expensive, disruptive part — typically has decades left in it. What ages out is everything accessible: heads, nozzles, solenoids, the controller and the backflow assembly. Replacing those on an existing pipe network costs a fraction of a new installation and gets most of the benefit.
It depends on the municipal utility district serving the property rather than on the city name in the address, and the districts here do not all take the same position. Look up the provider on the water bill and ask them directly. If a test is required, it is worth asking whether whoever repairs the system also holds the tester licence, so both happen in one visit.
A twelve-zone system is where a measured audit pays for itself fastest.
